    You have made me a believer! Over the years, I have brought in a national company to lease up apartment communities in soft markets but I am unable to recall a single instance where it was truly successful. Part of the problem is that they import people from other areas of the country who do not know my markets let alone their way around the Beltway. And then along came Real Leasing Solutions, a home-grown company with top notch, highly experienced and trained local employees.

    As you know, Real Leasing Solutions pulled off a small miracle at Victoria Park in Walkersville, Maryland. When you arrived mid February 2009, this 80-unit, tax credit, independent senior community was in lease up with 46% physical occupancy and 54% projected occupancy. We were getting calls and traffic but only closing 22%. The recession was having a huge impact on home sales, personal savings and the peace of mind that is needed when seniors make the big decision to move into a senior living community for the first time.

    In the ensuing 7 months of your contract, you brought the closing ratio up to 35%, the physical occupancy to 78% and the forecasted occupancy to 96%. You did this by initiating various off site and on site outreach campaigns and targeting the advertising. But most importantly, you know how to close a sale. This could not have been accomplished without Real Leasing Solutions.

    We brought in "Regina's group" in August 2008. Our apartment complex of 180 units had a 23% vacancy. With their professional aggressive marketing skills we were 96% occupied by October 1, 2008.

  • Dear Dolores and Regina,

    First of all, I would like to thank you for your services in helping rent up Country Meadows. You have had many innovative ideas and we have watched as our occupancy rate has gone up since you have been with us. Due to our being fully staffed now, and because we are sitting at a better position regarding our occupancy rates, I am going to give thirty days notice to stop Real Leasing Solutions service as mentioned in the contract. I hope that our occupancy never is low again, but in the event that something does happen, we will definitely consider your company.
